PLEASE READ THE FOLLOWING ONLINE AUCTION RULES CAREFULLY:
The property is located near the intersection of (Lynn Rd and Sandy Lake Rd in Kent, Ohio 44240). This is for reference only; the full address will be emailed to winners with their invoices after the auction closes.

Please only bid if you can make the listed one-time pickup day/time slot. Failure to pay could result in being banned from future bidding.

Invoicing and payment:

Auction winners will receive the pickup address, an invoice via email and any special instructions for pickup. Please check your spam email folder if you did not receive an invoice. You may also view your invoice under the "My Bids" button on the site (once logged in). Note: An invoice is not a receipt of payment.

Online payments are not available at this time. Upon pickup, payment must be made via a credit or debit card (a 5% processing fee applies) or using exact cash (we do not provide change for large bills). Personal or business checks are not accepted. Ohio sales tax of 7.0% (Portage County) will be applied to all transactions.

Non-payment could result in being banned from future bidding.

Without exception, winners are responsible for removing ALL ITEMS from every lot from the property on the designated pickup date. We do not provide any assistance with moving or loading items, including furniture or large appliances, so please arrange for assistance when picking these items up during pickup hours.

Winners must bring their own packing materials (boxes, paper, bags) to pack up their lot (s) and, if applicable, tools to safely remove items from walls or fixtures, as we do not provide these.

Alliance Auctions Online, Two Old Souls, Inc. and/or the property owner are not responsible for any injuries, accidents, or damage incurred to any person(s) or personal property.

All items are sold "AS IS, WHERE IS," with NO WARRANTY OR GUARANTEE, expressed or implied. THERE ARE NO REFUNDS; ALL SALES ARE FINAL

When you are uncertain about the condition or use of an item, please bid accordingly. We make every effort to disclose auctions that include items from a smoker or pet-friendly residence. However, as a Bidder, you should always assume this is possible even when not explicitly stated.

TERMS AND CONDITIONS FOR THIS AUCTION: (please note these are subject to change at any time without notice)

1. REGISTRATION: To bid on an auction, Bidders must provide a valid email and register online with the Alliance Auctions Online platform at https://allianceauctionsonline.com/. You will choose a username and designate a unique password (case-sensitive, no spaces allowed). As a Bidder, you agree to be personally responsible for all purchases using your Bidder number/username. After the auction has closed, Bidders are responsible for logging into their accounts to review bids and confirm they are the auction Winner.

2. BUYERS PREMIUM: A 12% buyer's premium will be added to each purchase. For example, if you bid $100.00, you will be charged $112.00 upon invoicing at the close of the auction.

4. PICKUP/REMOVAL OF LOTS/ITEMS: This is an online-only auction. Only bid if you can make the listed one-time pickup day/time slot
Auction Winners will check in with the cashier to pay and receive a copy of their invoice. When picking up your lot (s), please provide your platform username to the cashier.

For security reasons, buyers may be required to produce a valid ID. Please have your ID with you at all times. All Winners and anyone accompanying them accept that pickups may be electronically recorded and monitored.

The Winner authorizes Alliance Auctions Online to release their assets to any individual possessing the buyer's sales receipt.
Without exception, Winners are responsible for removing ALL ITEMS from every lot(s) from the property on the designated pickup date. Any lots/items not picked up by the specified time and date will be considered abandoned. Removal shall be at the Winner's expense, liability, and risk. No refunds or chargebacks will be granted. Winners agree that they will not chargeback for items not picked up during the designated removal day and time.

5. MAXIMUM BIDS: We usually use only one bidding field. It is convenient for Bidders to submit their "maximum bids" as they do not want to risk missing the opportunity to win by placing only real-time bids on items. The software automatically places your bid to the maximum if someone bids against you. If you find that you are immediately outbid when you place your bid, you are likely up against a maximum bid. The maximum bids are not disclosed. You should refresh the link relatively often to ensure you see current data.

6. BIDDING ERRORS: Some Bidders may intentionally increase their bids to make an item unaffordable for other Bidders. Therefore, we advise you to thoroughly review your bids before submitting them. Please be aware that we will not reverse bids that have caused another bidder to lose out or if you have bid on the wrong item. Make sure to review all bids before submitting them. With no exceptions, we will not reverse bids after the auction has begun to close.

7. GROSS BIDDING ERRORS: If you mistakenly place your Bidder number in the bid field or make a gross error, you must immediately contact our admin via email at glenn_wit@yahoo.com or call/text Glenn Witchey at 330-329-7501. Communication of the error does not in itself resolve the error. Alliance Auctions Online will attempt to rectify the bidding error but does not guarantee resolution.

8. STAGGERED CLOSING: The online auction closes one to two items at one-minute intervals.

9. DYNAMIC CLOSING: The closing time of a lot is automatically extended an additional five minutes whenever a bid is placed within the last three minutes of the lot's closing time to allow Bidders to bid. This process will continue until bidding ceases.

10. WARRANTY & CONDITION OF ITEMS SOLD: All items are sold "AS IS, WHERE IS, with NO WARRANTY, GUARANTEE expressed or implied. NO REFUNDS.

11. BUYER DEFAULT: If a Bidder(s) defaults at an auction, the auction company may, at its option, contact the backup bidder(s) for an offer but is not legally obligated to do so.
